Buying
Over time, the aesthetic of homes in communities like South Etobicoke change. Older homes get demolished. New homes are built. A lot of this development in recent years and in the decade to come may likely be related to infill housing.
If you aren’t familiar with infill housing, it may be the best opportunity for an existing homeowner or aspiring homebuyer to build their dream home in Toronto either on an empty lot or an existing lot in Etobicoke.
What Is Infill Housing?
What infill housing is defined as is new housing in an already-established neighbourhood. In an area, such as South Etobicoke, they’re not making more land. Property owners, however, can make new housing units.
Infill housing may look like a lot of different types of properties. It can be secondary suites to primary housing. It can be garden suites, duplexes, new semi-detached or detached housing, row houses, apartments, or all sorts of residential and/or mixed-use developments.

Benefits Of Infill Housing
Infill housing is beneficial for the South Etobicoke community for several reasons.
- You can have a custom home in a safe, vibrant neighborhood like South Etobicoke, and be close to great schools, family-friendly spaces, and still be in close proximity of many other GTA amenities.
- You are not restricted by what’s already on a lot and can re-do the entire layout of your home.
- You contribute to the area’s revitalization, playing a role in bringing in new developments and upping property values including your own.
You can find infill housing in many communities in the GTA, predominantly from investors, house flippers, and homeowners looking to do more with a lot than what’s already on it. In some cases, it’s easier to remove what’s there and essentially re-do a lot than it is to attempt a renovation on a home that’s already in need.
Furthermore, more homes are looking at incorporating secondary units on a single lot. As this trend grows, infill housing will no doubt be something more popularized.
What To Know About Buying An Infill House
If you are buying an infill house, it is just like any other newly renovated home. There is not a whole lot of difference.
Alternatively, if you are buying a home or lot on which you intend to build an infill house, understandably, this will come at a major cost. Infill housing is more expensive to build than working on an empty lot because demolition has to occur, in addition to acquiring the necessary permits and permissions to do the work.
There is a lot to consider with infill housing. You may only be allowed to build certain types of infill housing on a property or lot. Financing the purchase or lot and construction may be more difficult than getting your average mortgage. You will have to apply for approval to build your project. You should knock neighborhood doors as well to let them know what you would like to do and ask for signatures on a letter of support as you apply to be allowed to pursue an infill housing build.
It’s also key to find a general contractor with a specialty in infill housing as you undertake such a more complicated project than building your average home.
